Roof Cost Calculator
Type your address. We measure your roof from public records and show you our Good, Better, and Best price to replace it in Tampa Bay.
Step 1. Where is the roof?
Start typing and pick your address from the list.
How we got the number, and what it leaves out
- We measure the outline of your roof as seen from above, overhang included, not your home's heated square footage. The county's living-area figure leaves out the garage, the lanai, and covered porches, and your roof does not.
- We add the slope: about 2 percent for a low roof, 8 percent for a medium one, 20 percent for a steep one. Steeper roofs need more material than the outline suggests.
- If you enter your square footage instead, we use a larger factor (about 1.2 to 1.4), because living area leaves out the overhang, the garage, and the lanai.
- Roof pitch: flat or low is 0/12 to 2/12, medium is 3/12 to 6/12, steep is 7/12 to 9/12. At 10/12 and up, call us for a quote.
- Each package is one installed price per square, current as of September 2026: Good $375, Better $450, Best $550. The total is your squares times that price. Our price per square already covers waste, so we do not add extra squares for it.
- These are shingle packages. If your roof is metal or tile, call us for a quote instead of relying on these numbers.
What this estimate does not include
- Plywood beyond what your package includes. Rotten decking is only visible after tear off, so it is the most common change order. Our proposal includes a wood addendum page with pricing for plywood, fascia, soffit, and related wood work, so you have a pricing idea up front even though the final amount is set after tear-off
- Your permit fee, which runs roughly $90 to $250 depending on the county or city
- Skylights, solar tubes, extra ridge vents, and other custom items, which we quote separately
- Solar panels: we can remove and dispose of them, remove them for you to keep, or coordinate with your solar company to remove and reinstall them. If you do not have a solar company, we can recommend one. We do not install new solar
- Structural repairs, gutters, or soffit and fascia work
The Florida insurance rules that change the math, the 25 percent rule, and county permit fees are all covered in our Tampa Bay roof replacement cost guide.
